**APPLICATION CRITERIA & REQUIREMENTS**

Generally, applications are processed within 3 business days, however, times may vary. Incomplete applications that do not attach the required supporting documentation and format, or have accurate contact information (phone number and email address) for landlords and employers including false information, will not be considered and application fees will not be refunded. Failure to promptly (within 24 hours) submit requested information or documentation may result in the application being denied and/or placed in “hold status.” Complete applications will take precedence over incomplete or “on hold” applications, regardless of the date/time any application was originally submitted. In some cases, approval of homeowner associations, condo associations, homeowners, or unforeseen circumstances may require application processing to take longer.
Each applicant over the age of 18 must submit a separate rental application and pay the non-refundable $55 application fee. Applicants must disclose all persons who will be occupying the rental. Please ensure you can qualify before applying. Multiple applications can be linked together in co-applicants section. Co-Applicants must submit their own application and will sign the lease and must pay/submit the application fee and all the required information is provided.
Beumer Realty follows a list of criteria for evaluating each application. Depending on the results of our review process, Beumer Realty reserves the right to: 1. Accept or reject the application; 2. Conduct further inquiries of the Applicant; 3. Request additional information or documentation; 4. Impose additional deposits and/or rent; 5. Reject an application if any co-applicant fails to meet criteria; 6. Take any necessary action to protect the rights of Beumer Realty and the property owner.
- A minimum credit score of 630 is required.
Applicant must provide social security number or proof of permission to stay in the us with a visa. Credit history may not contain judgements, evictions (3 years), collections, liens or bankruptcy within the past 3 years. Beumer Realty uses a third party screening company for a credit check. This company TransUnion® for credit reporting purposes.
- Landlord verification 36 months of residential history on lease or mortgage.
Previous rental history reports from landlords must reflect timely payment; sufficient notice of intent to vacate; no complaints regarding noise, disturbances, illegal activities; no NSF checks; and no damage to rental property or failure to leave the property clean and without damage when you left the property. Homeownership and base housing are equivalents to rental history.
- Employment/Income verification
Proof of income is required and MUST be verified and uploaded in your application. Married applicants must have a combined gross income of at least 3 times the monthly rent. If applicants are not married or are roommates, each applicant must qualify individually. All income must be verifiable. Student loans and GI Bill income will not be considered as income.
If employed, you will need one of the following:
a. Three of your past most current pay stubs uploaded via pdf. They pay stubs must include your name, your employers name, the pay period and date, gross and net pay, and year to date totals. Screen shots are not accepted.
b. Last year’s W-2, signed tax return, bank statements, letter from government agency, letter from CPA and court decree on alimony or child support.
For military members we require three most recent LES statements and orders.
If retired or salary cant be verified we require ONE of the following:
- Copy of must current signed tax return and W-2, 1099 or Schedule C or F.
- Bank statements for the preceding six months in its entirety.
- Letter from your bank stating the amount of deposits you have made is the last six months
​Self Employed income is based on net earnings, not gross revenue If Self-Employed we require ONE of the following:
- 2 years most recent tax returns are required for 1040 + Schedule C or equivalent.
- Bank statements for the preceding six months in its entirety.
Background check Each applicant is subject to a criminal background check. Criminal history information is used in a fair, non-biased, and non- discriminatory way without regard to race, color, religion, national origin, sex, or familial status. Conviction of a felony within the past 7 years, a felony record that was adjudicated guilty or had adjudication withheld within the past 7 years, or any conviction of any length of time for felony conviction(s) for criminal offenses involving; violence, assault, battery, firearms, arson, sexual-related, murder-related the manufacturing and/or distribution of controlled substances is grounds for denial. If there is a criminal history or any misdemeanor or felony convictions for other types of criminal offenses, excluding minor traffic violations, Beamer Realty may require additional information to properly evaluate the nature and circumstances of these convictions before making a decision on the application's approval or denial.
Collection/Reporting Policy. Our company policy is to report all non-compliance with terms of your lease agreement, including failure to pay rent or any amounts owed, to the credit bureau and/or to a collection agency as part of collection efforts on behalf of Beumer Realty and/or the owner. By submitting an application and signing a lease, all applicants are authorizing Beumer Realty to report past-due financial obligations to the credit bureaus. If an amount is disputed it shall be reported as disputed in accordance with law.
Lease Grantors may be considered on an individual basis. A grantor must submit a complete application and pay the non-refundable application fee. Grantors must have a net income of 4 – 5.5 times the monthly market rent and meet all other requirements. A grantor must sign the lease and is fully responsible for the lease agreement. An increased deposit may still be required.
Pet Policy Notice
Please note that not all properties allow pets. Be sure to check the individual property listing to determine if pets are permitted. All pet approvals are subject to owner discretion. If a pet is permitted, a refundable security deposit (typically $350 per pet) is required. The deposit allows you the right to have an approved pet on premise but is not a damage deposit. Tenants are fully responsible for any damage to the property caused by pets. If dogs are allowed, tenants are required to carry canine liability insurance for the duration of their lease. The following dog breeds are not permitted: American Bondogge, Akita, Alaskan Malamute, American Bull Terrier, American Staffordshire Terrier, Chow, Coyotes and Wild Dogs, Doberman Pinscher, English Bull Terrier, German Shepard, Hybrid and Purebred Wolves, Korean Jindo, Pit Bull, Presa Canario, Rottweiler, Siberian Husky/Husky, Staffordshire Bull Terrier, Any MIX of above breeds.
VIEWING PROPERTY BEFORE RENTING AND RENTING SIGHT UNSEEN
We strongly encourage all applicants to view the property prior to submitting an application. If applicant is not in the area to view, we can work closely with a friend, co-worker, or sponsor to view the home for you. If you choose to lease a house sight unseen, you will be required to sign a sight unseen addendum. If you are out of the area, we strongly suggest you have a representative view the home in your absence and complete neighborhood research prior to applying or entering into a lease. Any application fees, holding fees, rent, and/or pet fees are nonrefundable should you decide you do not to move forward.
Beumer Realty reserves the right to require payment of a higher security deposit and additional prepaid rent based on additional factors or circumstances.
APPLICATION DOES NOT CREATE A LEASE. This application, even if accepted, shall under no circumstances be considered a lease agreement between Applicant and Landlord, or an offer to lease and no such agreement is implied. This application is subject to acceptance and execution of a lease or rental agreement.
Required Document Checklist
- Proof of Identity: Valid photo ID (Driver’s License, Passport, or State ID), front and back (JPEG accepted).
- Employment verification: complete contact info of supervisor or HR including office phone number, and valid email.
- Income Verification: Depending on your employment status and circumstances, please ensure all required documentation is included. Screenshots are not accepted.
- Pet documentation:
- Clear, recent full-body photo of the pet; unedited and current.
- Copy of current vaccinations.
- Assistance animal: letter issued within the last 12 months from a medical professional with license number, state of Licensure, signature, confirming disability and prescribed service/support animal. Disclosure of disability details not requested to be disclosed.
CONDITIONS OF MOVE IN
Move In: The lease start/move-in date must fall within ten days from the availability date.
If approved, property is reserved only upon payment of the security deposit. The security deposit and lease agreement MUST BE SUBMITTED WITHIN 48 HOURS OF APPROVAL, using certified funds (cashier's check or money order), and signed by all parties. In the event that both of these process' are not completed within the specified timeframe Beumer Realty may elect to cancel the application Beumer Realty may elect to 1. remove the hold on the property, 2. place the property back on the market, 3. proceed to the next applicant. The security/damage deposit must be paid by cashier’s check or money order payable to Beumer Realty Rental Escrow Account. Tenants moving in on the 25th or later require the payment of prorated rent, as well as first months rent at the time of move in.
Proof of all utilities being transferred on the day before the date of possession is required before keys are provided.
